At least in Boise the Convention Center and hotel would be surrounded by the local amenities, instead of on the other side of the river. Conventioneers don't like to be isolated from the fun stuff (Police beatings, empty storefronts, etc.)
C'mon, just because Portland's convention center project(s) have been white elephants doesn't mean that no city anywhere should build one.
This project is a no-brainer. The City is getting millions worth of land for free, thanks to a donation from the Simplot family. A year-to-year lease also suggests that if the project is a white elephant, that's the developer's problem. (How they get the project funded with that lease is an interesting question.) I do see public funding coming their way on the parking side, but that is OK considering the edge of downtown location.
Sure, the devil is in the details, but if the AD and CCDC lawyers do a reasonably good job with that outline, there should be net benefits to the City from this project.
